BeamSpan Sourcing Procurement Roadmap

This procurement roadmap is the specification center for BeamSpan Sourcing. It is an independent sourcing partner and is not a manufacturer or an authorized dealer. Use it to close span, load, envelope and responsibility choices before you accept an alternative to an allied buildings search.

Choices that are still open

Clear spanWrite the column-free width. A 60 ft clear span is not interchangeable with a multi-bay frame of the same outside width.
Eave heightMeasure to the eave, and add hook height if a crane is required.
Bay spacingA 25 ft bay is an illustrative buyer entry, subject to project engineering. Door jambs and racking may force a different module.
WindBasic wind speed and wind exposure category. Example buyer entry: 105 mph, Exposure C. Confirm with the jurisdiction.
SnowGround snow load in psf, plus drifting if a lower roof sits beside a taller one.
SeismicSeismic design category A through F from the project criteria, not from a neighboring county by habit.
CodeName the IBC edition the authority having jurisdiction has adopted. ASCE 7 is the load reference to cite in the calculation cover.
PanelInsulated metal panel or a single-skin sheet. Ask for thermal transmittance or R-value of the quoted assembly.
SteelHot-rolled steel primary frame versus cold-formed steel secondary members. Record steel grade and coating mass the supplier offers.
FireFire-resistance rating only if the occupancy and distance to the lot line require it.
ShellFrame, secondary framing, and sometimes roof and wall sheets. Foundation interface usually excluded.
DeliveredAdds freight to the destination. Unloading may still be excluded.
InstalledAdds erection and a crane lift plan. Slab and utilities need a yes or no.
TurnkeyBroader coordination. Permits and local fees still need an owner.

Volumetric modular construction and panelized construction can reach the same floor area with different site risk. Foldable units add a transport state that the unfolded module dimensions do not describe. A standardized bay is easier to compare. A custom frame is the honest path when the crane, the door or the lot breaks the standard. Pick one and tell the factories.

Document types to request with the quotation

These are not files stored on this website. Each button opens the inquiry so you can ask the supplier for that record on the quoted system.

Engineering submittals
  • Design criteria cover: wind speed, ground snow load, seismic design category, code edition.
  • Anchor bolt plan and reactions at the foundation interface.
  • Member schedule naming primary frame and purlin or girt sizes.
Quality records
  • Statement of whether AWS D1.1 applies to the weldments in the offer.
  • Statement of whether IAS AC472 or ISO 9001 covers the plant and the system, with the certificate scope attached by the supplier.
Logistics notes
  • Transport envelope for volumetric or panelized pieces and the named destination.
  • Quantity, partial-shipment rule and requested delivery window.

Questions grouped by decision

Specification

What should be verified before an alternative is accepted?

Geometry, loads, jurisdiction, envelope performance and the exclusion list. A homepage description of another company is not evidence for this building.

Which limitations stop a comparison?

Missing jurisdiction, an unknown crane capacity at the site, and a route that cannot carry the proposed module. Also stop if one quote is a shell and the other is turnkey.

Commercial

How should budget be written?

Optional USD amount or range, labeled per building or whole order. Supplier preference may be premium, mid-range, budget or undecided. None of that is a market index.

Who decides?

The buyer and the project professionals. This roadmap organizes the questions. It does not award the order.

Verification path you can repeat: send the same criteria sheet to each factory, require the calculation cover to restate those criteria, and reject a reply that swaps wind speed or scope without a deviation note. That is a document check, not a laboratory test run by this desk. See building options or submit the open items.
