BeamSpan Sourcing Scope and Document Review
BeamSpan Sourcing lines up what each factory must quote when a buyer is comparing alternatives to an allied buildings search. The desk is an independent sourcing partner. It is not a manufacturer or an authorized dealer, and it does not issue stamped drawings.

Shell package and turnkey scope are different offers
Volumetric modular construction can finish more work before arrival, but the transport envelope and crane lift plan become the constraint. Panelized construction may pack flatter, then the site absorbs more assembly and weather exposure. Neither method is universally cheaper. The table below is a buyer checklist, not a price list.
| Line the quote must label | Shell or kit | Turnkey scope |
|---|---|---|
| Primary frame and rigid frame reactions | Usually included | Included, still needs the engineer of record to accept reactions |
| Secondary framing, purlins and girts | Confirm spacing and finish | Confirm the same spacing so the envelopes match |
| Insulated metal panel and thermal transmittance | Often optional | Ask for the R-value or U-value that was priced |
| Foundation interface and anchor bolts | Typically excluded | State whether design, supply and placement are included |
| Installation and crane lift plan | Buyer or local erector | Name the erector, the weather window and the exclusions |
| Permits and special inspections | Buyer | Still often local; do not assume they ride inside the building price |
A worked purchasing example: a distributor needs one 70 ft by 140 ft equipment warehouse, eave height 22 ft, a mezzanine live load to be set by the project engineer, and a destination in central Texas. The first reply prices a hot-rolled steel shell delivered to the gate. The second reply prices panelized erection including girts but excludes the slab. Until both replies use the same rows, the totals are not comparable. This is a method example, not a completed BeamSpan project.
Questions buyers ask before the first round
Which costs need their own line?
Freight to the destination, unloading, sales tax, foundation design, slab, mechanical rough-in and erection. A building price that folds some of these in cannot be ranked against a shell price.
What is a supplier preference?
Premium, mid-range, budget or undecided describes the documentation and coating level you want to see. It is not a score this desk has audited.
Can two code paths share one total?
No. A permanent steel building under the IBC and a manufactured home under the HUD Code answer different rules. Keep them in separate briefs.
Who accepts the alternative?
The buyer and the qualified project professionals. BeamSpan Sourcing organizes questions and quotations. Availability, price and delivery remain subject to the supplier reply.

Send the checklist, the quantity and the destination. We will not convert a brand search into a claim that the original product is available from this site.
